Four Types of Real Estate Investments You Need to Know

A couple reviews types of investments with their property manager.

If you’re new to rental real estate investing, you’ve probably discovered there’s no shortage of options. When investing in rental property, you’ll find plenty of options in terms of type, size, and purpose. If you’re unsure which rental property type suits you best, begin by learning about the four main real estate investment categories and what each is used for. Once you understand the categories, narrow your choices to the investment that best suits your needs and goals.

Residential

New investors frequently start out in the residential rental market. There’s a clear reason for this trend: the residential market is enormous and keeps expanding. According to the Federal Reserve, the value of the U.S. residential real estate market surpassed $45 trillion in 2025. This category covers any property that’s purchased and used as a residence, occupied by either owners or renters.

Property types in this category include townhomes, duplexes, multi-family buildings, single-family residences, and others. Single-family rentals have become especially sought-after in recent years as lifestyles and demographics continue to shift. As a result, single-family homes remain a favorite investment option among newcomers to real estate.

Commercial

Commercial real estate includes properties used for business or income-generating activities. This category encompasses a wide variety of properties, including office buildings, retail spaces, restaurants, hotels, resorts, and healthcare facilities.

The appeal of commercial real estate lies in its potential for higher returns and extended lease agreements. That said, commercial properties often need a substantially larger initial outlay than residential real estate, creating a notable obstacle for beginners.

Industrial

Although technically a subset of commercial real estate, industrial real estate is unique and often used for very specific purposes. Think manufacturing plants, warehouses, distribution centers, food processing facilities, power plants, and research and development parks.

Industrial properties are usually sorted into three classes — A, B, and C — depending on factors such as location, age, and building quality. Industrial leases are typically long-term arrangements that can be very lucrative. As with commercial properties, though, industrial real estate can come with a hefty price tag, especially in competitive markets.

Land

The final category of real estate investment is land. Investors frequently acquire undeveloped land with plans to develop it or extract value from natural resources on or below the surface.

Owners often lease their land for farming, timber, mineral extraction, or recreational purposes. While investing in raw land is quite speculative and risky, leasing it out can offer investors reliable income under the right circumstances.

Faced with so many choices, many real estate investors choose to concentrate on one type or niche. Beginners often benefit from specializing, since it allows them to master one niche before expanding into other property types.
